Homestead Exemptions
Each resident of Catoosa County is eligible for an exemption not to exceed $2,000 on the property he owns and occupies as his permanent residence on January 1 of the taxable year. This $2,000 is deducted from the assessed (40% of the fair market value) value of the property for state, county and school tax purposes. This exemption also qualifies the homeowner to receive the Georgia Homestead Credit to be deducted from the tax bill. The value of the property in excess of the exempted amount is subject to all taxes.

Homeowners 62 years of age or older, as of January 1 of the taxable year, regardless of income are eligible for a local exemption of $2,000 to be deducted from the school tax assessment.

Homeowners 62 years of age or older, as of January 1 of the taxable year, provided that the household income does not exceed $14,000 from all sources, maybe granted the local exemption of all county taxes.

Homeowners 62 years of age as of January 1 of the taxable year, provided that the earned income of the applicant and spouse does not exceed $10,000,are eligible for an exemption of up to $2,000 from county taxes and state taxes and $10,000 for school taxes. (This does not include Social Security, public or private retirement, or disability benefits up to the maximum amount to be paid an individual and spouse under Federal Social Security Act.)

Homeowners 65 years of age as of January 1 of the taxable year, provided that the earned income of the applicant and spouse does not exceed $10,000, are eligible for an additional exemption of up to $4,000 from county taxes and state taxes. 

Disabled homeowners that have a $14,000 limited household income and are receiving Social Security Disability may qualify for a special exemption of  $30,000 in addition to the regular homestead exemption.

Application for homestead exemption must be made before March l of the year in which the exemption is sought. Applications received after March 1 will be processed the following taxable year provided the applicant meets ownership and residency eligibility requirements.  Failure to make application within the prescribed time frame constitutes a waiver of the exemption for that year. Once applied for and granted, the exemption shall automatically be renewed from year to year as long as the applicant continuously occupies the residence as a homestead.

Homeowners 75 years of age or older, as of January 1 of the taxable year, may be granted a local exemption of all school taxes regardless of income. All applications for exemptions must be made at the Tax Commissioner's office at 796 Lafayette Street, Ringgold, Georgia.

The City of Fort Oglethorpe also has homestead exemptions that may apply to city taxes.  The applications are filed along with the state and county applications.  Regular homestead exemption has the same requirements and exemption amount as the state exemption.  At age 65, however, there is no income for the city exemption of $10,000 off the city taxes.  At age 75 there is no income limit for the city exemption of $40,000 off the city taxes.  For those homeowners on a $14,000 limited household income and receiving Social Security disability, the city may also grant a $40,000 exemption.
